What a Failing Balcony Seal Looks Like
Most people notice a balcony problem from underneath before they notice it on top. Water finds the lowest point, so the first sign is usually a mark on the ceiling in the room below.
Signs from below or inside:
- Water stains or a tide mark on the ceiling under the balcony.
- Paint bubbling, blistering or flaking off a ceiling or the top of an internal wall.
- A damp, musty smell in the room underneath that does not clear.
- Mould appearing in a corner of the room below the balcony.
- Rust stains or white chalky deposits on the underside of the slab or on the balcony edge.
Signs on the balcony itself:
- Cracked, crumbling or missing grout between the tiles.
- Silicone that has gone black, hard or is peeling away from the edges.
- Tiles that sound hollow or move slightly underfoot.
- Water sitting on the surface long after the rain has stopped.
- Calcification, meaning a white crusty build up in the joints.

What Actually Gets Resealed on a Balcony
A reseal is not just the grout in the middle of the floor. The joints around the outside are where most balconies let go first, because that is where the slab moves the most.
- Floor grout lines: the joints between every floor tile across the balcony.
- Perimeter and edge joints: where the floor meets the wall, the balustrade base and the outside edge of the slab.
- Tile to wall junctions: the internal corners where the floor turns up into a wall or rendered surface.
- Door thresholds: the join under and around the door leading onto the balcony.
- Window frames: where an exterior frame meets tile or render, if the balcony has one.
- The floor drop: the exposed outside face of the slab edge, which takes the worst of the weather.

How We Reseal a Balcony, With No Tiles Removed
The method is built around leaving your tiles where they are. We work on the surface, which is why a reseal takes a day rather than the weeks a rebuild would take.
- Prepare the tiled area and clean the surface back so the new grout bonds properly.
- Cut out the old silicone and failed grout from the edge joints.
- Grind out the floor joints where the existing grout is too far gone to build on.
- Reseal the edge joints with epoxy grout.
- Apply anti mould epoxy grout through the floor joints.
- Seal the exterior face of the floor drop.
- Seal the exterior door frames leading onto the balcony, and window frames where they apply.
- Apply a flexible sealer to the balcony edge so the joint can move without splitting again.
We use epoxy grout rather than standard cement based grout because it does not soak up water the way cement grout does, and it holds up better against mould. Most residential balconies are a one day job, and we will tell you at the quote how long to stay off the new grout while it cures.
